Wonderful spacious villa , large pool, perfect location for day trips to the Med , Nice, St Tropez, Monaco, Cannes. equidistant from Nice & Marseilles , about 1h15 from Nice Airport.
Summary :
The villa is set in 1 hectare (2.5 acres) with 12m x 6m pool, covered sun terrace which runs the length of villa, west facing first floor terrace, a BBQ, Library, Pool table, views over the countryside. The layout is one main room with open kitchen and master bedroom suite the ground floor, on the first floor there is a Library, pool table, the other bedrooms and bathroom, and doors onto the upstairs outdoor terrace. The nearest village is Saint Antonin du Var is about 10 min walk, it has a boulangerie , bar, and a brilliant restaurant, and a park with tennis courts. The next village is Lorgues with one of the best Provencal markets on Tuesdays, a must.
Detail :
The villa is set in 1 hectare, comprising of the main house and garage, pool and terrace, garden, small paddock, and south facing restanque. The restanques slope down to a small stream (usually dry in the Summer). We leave them wild so it’s a nice place to explore and sit and read in the sun.
The villa layout is one main room with open kitchen and master bedroom suite the ground floor, on the first floor there is a Library, pool table, the other bedrooms and bathroom, and doors onto the upstairs outdoor terrace.
The pool is 12m x 6m . The diving board will be removed. We have a maintenance contract for the pool so its cleaned once a week, or more frequently if required. The pool is surrounded by large terrace in Travertine stone (new this season). The pool is floodlit and the terrace has exterior lighting.
There are 8 sunlounges available, and there are two farmhouse tables, each will seat 8, on the terraces around the house.
The west facing ground floor terrace runs the entire width of the house and is partial covered by the terrace on the first floor, it gets the sun most of the day. The north terrace runs the entire length of the house and also is covered by the first-floor terrace. It is mainly in the shade, sounds terrible but when its 40C+ its perfect. Both terraces have external lighting and are partial covered so they can be used if it rains (sometimes it does) and for late evening BBQs (the gas BBQ is on the ground floor terrace but is movable if you wanted to move it onto the lawn or the pool terrace. The West facing first floor terrace has an outdoor table and seating for 8 and is a wonderful place for ‘sun downer’ drinks.
Also outside located next to the pool is the front garden with mulberry trees and a boule court.
The Villa has 4 bedrooms + an open plan library on the first floor. There is a pool table and also a large sofa.
The master bedroom has an en-suite bathroom and air conditioning installed. On the first floor there are 3 bedrooms and a bathroom. The bedroom with the single beds does not have air-conditioning. All bedrooms have fitted mosquito nets so the windows and shutters can be left open at night. Please note in High Season (July-August) the changeover day is Saturday, hence bookings must start and end on Saturdays.
