The cottage has heating and air conditioning with the unit above the garage having its own separate unit and controls.

By renting this cottage the below is agreeing to the following terms:
(RULES ARE STRICTLY ENFORCED)
1.) No smoking. All of our rentals are non-smoking.
2.) You and your guests are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
3.) No boats or trailers are to be parked at our rental properties. Tents of any kind are not allowed. There is parking for 3 cars in front of cottage. Do not park in the garage.
4.) Do not move the furniture.
5.) Each cottage has a maximum number of guests that is listed on this contract you must verify that it is correct. That number is not to be exceeded - this includes children and adults. For fire safety, we are required to limit the number in each home. If additional people are found to be staying at the cottage the entire group will be asked to vacate with no refund. Inflatable mattresses or alternative sleeping other than pack n plays or cribs are not allowed.
6.) A dog is permitted with written approval and payment of pet fee. No more than 2 dogs not over 50lbs each. Pets must not be left unattended at anytime. Repetitive barking will lead to early departure without refund. If a pet is on the property without permission then there will be a $150 fee and it will be required that the owner board the pet immediately. You are required to pick up after your pet.
7.) Damages are to be reported during your stay. If we find damage after you vacate, you authorize the charge to your credit card for replacement or repair or provide another credit card number, pay by cash or check. Damages reported upon arrival will not be guests' responsibility.
8.) Grills are to be cleaned after each use.
9.) Quiet time is after 10pm nightly. We do not tolerate loud groups and college like parties anytime of the day or night. Drinking games are not allowed on the property. Neighbors must NOT hear you inside or outside the cottage after 10pm.
10.) You are at least 25 years old and will be able to verify with valid identification during your stay if needed.
11.) It is acceptable to have a visitors during the day hours but that number can not be more than 1.5 times the maximum occupancy of the cottage. No more than 4 people in the hot tub at a time. Please rinse of all oils and lotions before entering the hot tub as the filter will not be able to keep up. KIDS CAN NOT BE IN THE HOT TUB WITOUT AN ADULT! Hot tub towels are provided. Neighbor is close and must not hear you outside after 10pm. Please do not use bath towels for hot tub.
12.) Please do not park in the garage.
13.) Fireworks are prohibited on the property at all times.

These rules are strictly enforced due to NEW city and township ordinances. This contract is the only warning you will get. If any rules are not followed all local fines, security deposits and any other charges will be charged to guest and the entire group will be asked to vacate the property.
