Welcome to our House on the Lagoon in Victoria's beautiful Colwood area.
7 minutesl walk to Royal Roard University.
This is a unique opportunity to have a spacious, comfortable big house ( 3rd bedroom will be closed; only 2 bed room for your use) all for yourself, paying for two rooms only. The house with a beautiful garden is located at the end of a no through road, near the water.
The place we offer is the main (second) floor of a two story house.
On this listing you will have access to:second floor including:
One master bedroom.
One master bathroom
Second bedroom
Second bathroom
Living room
Dining room
Kitchen
Patio.
No front / back yard available for guests.
The whole first floor and 1 bedroom on the second floor will be locked up and not available for your use.
No laundry for stays less than 7 days. If you booked the listing for 4 weeks you have 4 complimentary laundry.
We need access to our garage once in a while, so our driveway should be available for us. This shouldn't be a problem because there is plenty of parking in front of the house.You can use an open style common area with a fully equipped kitchen.
Kitchen use is welcome, but please, please, CLEAN UP AND TIDY AFTER EACH USE. You are welcome to use available washcloths and dish detergent for first week of your stay.
We do not provide kitchen paper towel.
Please feel free to use complimentary coffee, tea, sugar, salt, oil, oatmeal and other stuff you will find in the fridge and cupboards. We keep it fresh and replenished when necessary.

House Policies:
Please treat our home the way you would treat your own home and leave it in clean condition.
- No outdoor footwear inside of the house.
- No smoking inside of the house, patio, backyard. You are welcome to smoke outside of the front entrance – we will provide you with an ashtray, let us know in advance you would need one.
- We love pets, but no animals of any kind are permitted due to guests and hosts' allergies.
- No unpaid overnight visitors. ($20 charge for additional guest)Please enter the correct number of guests (there is a security camera in the front yard).
- Quiet time is 9 PM - 9 AM. Please refrain from playing loud music after these hours.
- No partying or illicit drugs are permitted. STRICTLY.
- Laundry room is only available for stays of 7 nights or longer. (7 days - 1 free laundry). Also you can use laundry for $5, but you shouldn't wash your outdoor shoes in our washer.
- Parking is available in front of the house 24/7.
- We may need access to a separate part of the house that does not interfere with your stay.
- Also, we are coming for maintenance (1st floor) and gardening. Your privacy is important to us, so we have a separate entrance to the house.
- No food scraps in the garbage please. Please do not violate any one of the house rules (above) because it will be grounds for immediate termination of the reservation without refund and without rights to leave review.
Sorry, we had a very bad experience, and VRBO strongly advised us to add it into our House rules.
Late check out:$50 Late check out fee (after 11:10 am), if not authorized.

Please note we charge a little cleaning fee for a big space.$200 to $400 CAD cleaning fee will be added. The cleaning fee will be determined by the host or a professional cleaner. If the house is found to be excessively dirty for example:- outdoor footwear has been worn inside the house,- garbage is left around the house,- spills and stains are present,- gas stove is too dirty or oven is too dirty,- fridge is too dirty,- pots and pans etc in the sink or dirty on the countertop or wherever in the house,- excessive amounts of trash, stains the floor or dirtying the walls / furniture.If the house smells of smoke, or if cigarette butts are found in the house, patio, front or the backyard, a $200 CAD / per day fee will be added.
Dear Guests with children,We offer our listing for infants (under 2 years) and children (2–18 years).However, you will take all responsibility for your children, so before you book please check all pictures of our listing, and let us know if you have any questions or concerns.
Also, please let us know in advance via VRBO message thread if you need anything else to keep your children safe.If you have a complaint about any aspect of the amenities, cleanliness or overall condition, please reach out to us within the first 2 hours of check in. Upon addressing this complaint you're authorizing us to come into the property and to solve the problem up to the standards that you require.If you have any concerns or issues arise, do not hesitate to contact us in the first 2 hours of check in.If you are not satisfied with the cleanliness of the house, we will send a cleaner to amend the issue.For other concerns, we can appear at the house to assist you.We hope you enjoy your stay in Victoria and we will be happy to assist in providing you with an excellent experience.
Dear guests, we do not have any special check our instructions just leave the listing tidy. Please turn off all electricity including conditioner and fans, make sure that the gas stove is off. Put the heater on 19 degrees. Please RELAX, and take care of yourself and your group. You can leave the bedding as is. If you have a lot of garbage, you can just put it into the black garbage bin which is located near the garage.
