This beautifully stylish one-bedroom, period apartment is superbly located in leafy Sydenham bustling, vibrant neighbourhood in South East London.
With good transport links to Central London-Penge East Station (Zone 4) is 3 min walk with regular services to London Victoria in 16 min(for Victoria, Circle & District lines)or Sydenham Station (Zone 3) a 9 min walk for services to London Bridge in 30 min(for Jubilee & Northern lines)
This calm space is a perfect relaxing home-from-home for 2 guests.
The space
With thoughtful interiors and layout throughout this beautiful double-bedroom first-floor apartment, located within a historic building, exudes period charm - with wood floors, high ceilings, a feature fireplace, cornicing, and large sash windows.
Entrance to the apartment is via the ground floor with stairs leading to the first floor.
On entering the property, the black and white chequer floored hallway leads into the delightfully homely kitchen and dining area. Located to the rear of the property this space is well presented with a large sash window, wooden worksurfaces, and flooring and is complemented by a ceramic ‘Belfast’ sink. The kitchen is well equipped with cooking utensils and equipment and benefits from a free-standing fridge-freezer, washing machine, and dishwasher. The hob is gas-powered with an overhead extractor and with an electric oven below. There is a wooden table with room for up to 3 guests to comfortably dine together.
Back along the hallway is the luxurious shower room with chequered flooring, a walk-in rain shower head, towel rail, WC, and basin set within a traditional wooden cabinet unit. There is both a ceiling light and wall lights positioned on either side of the mirror over the sink.
From the hallway and up a small number of stairs is the peaceful and inviting bedroom - with Queen queen-sized bed, bedside tables and wall lamps, an armchair, and a dressing area with a full-length mirror and stool. There is a lightweight window covering allowing for natural light to enter.
Next to the bedroom is the beautifully spacious reception room with triple-shuttered windows. This light and airy room has crisp white walls and shelving units complemented with wooden flooring. There is a comfortable sofa, wooden coffee table, double armchairs, and a reading lamp for relaxation. This room has an array of books and reading material which Guests are welcome to use but are requested to please return where found. There is a desk and chair located in this room which may be used by Guests choosing to work or study. This room also has a much-loved electric piano. Guests may use this piano if handled with care as this is a very special instrument. If Guests do use the piano then this must only be used with the piano headphones plugged in, to ensure that my neighbors are not disturbed and no food or drink is consumed near the piano, please. Although there is no TV within the apartment there is a screen on the desk which may be used to stream music or movies via a Guest laptop. To do this a USB-C cable is required (provided within the apartment).
The apartment is a much-loved London home and as such there are Host belongings, including photographs and sentimental items throughout the apartment. It is requested that Host items be left as they are found. There is still adequate space for Guest belongings including a section of hanging space within the bedroom wardrobe, a cabinet within the kitchen for storage of food items and condiments, and shelving space and a drawer within the bathroom cabinet.
The apartment is superbly positioned close to Penge East, Penge West, and Sydenham stations, as well as numerous regular bus routes, all providing excellent links to Central London and the surrounding area. Sydenham High Street is also just a short walk away, with its array of cafés, restaurants, independent shops, and amenities.
Other than areas where Host belongings are located and stored. Guests will have access to the entire apartment during their stay, with remote self-check-in giving flexibility for arrivals. after 3 pm. Property management company, Pass the Keys®, is on hand to provide 24/7 guest support should any assistance be required before, during, or following a stay.
The house is professionally cleaned and the linen and towels are replaced with freshly laundered supplies between each stay. Each guest will receive one hand towel and one shower towel for the stay.
There will be some complimentary tea and coffee, as well as travel-sized bottles of shampoo, shower gel, and soap. Other items provided during your stay are a washing-up pack, toilet roll, and kitchen roll. These should last a couple of days. If more is needed, there are supermarkets on Sydenham Road around a 5-10 minute walk away or just a 3-minute walk, near Penge East Station, which is a Local Newsagent with basic supplies.
Sainsbury Local, Tesco Express, Lidl other supermarkets 5-10min walk along Sydenham Road.
A larger Sainsbury outlet and other supermarkets on Penge High Street 15min walk away or a short bus journey.
Guest access
Guests will have access to all rooms within the apartment. As this is a much loved London home there are belongings throughout the apartment including within the wardrobe and drawers. There is still plenty of storage space for Guest use including a section of hanging space within the bedroom wardrobe, a cabinet within the kitchen for storage of food items and condiments, and shelving space and a drawer within the bathroom cabinet.
Other things to note
The apartment can host up to 3 Guests with the third Guest sleeping on the sofa bed within the living room of the apartment. The apartment also has a kitchen dining table and chairs for up to 3 Guests along with plenty of living room seating. Should a third Guest be staying - then 48 hours notice would be required so that the appropriate bedding and linens can be put in place. Please note that there would be an additional charge of £25 for the linen/towel pack and this must be requested at the time of booking or at least 48 hours prior to arrival to ensure this can be set up.

The apartment is a much-loved London home within a quiet residential area so please be very considerate during your stay - Please kindly treat the apartment with appropriate care and responsibility. Please respect the neighbors, including those living below the apartment on the ground floor. by keeping the noise down. No loud noise after 10 pm and strictly no parties!
If playing the, much loved, piano please ALWAYS plug in and use the piano headphones and please be very careful with this special instrument. Please do not consume food or drink anywhere near the piano.
No smoking/vaping anywhere within the property, please.
Indoor shoes/slippers only, please. Please use table mats, coasters, and heatproof mats to protect furniture and work surfaces. There are a variety of spices and condiments the Host has collected during travels and these are very sentimental. If you decide to cook using any spices during your stay please use these with care and sparingly, thank you. Please wash, dry, and replace any cooking equipment where found. It would be much appreciated if Guests could replace any layers of cloth between the pans which have been placed there to limit damage.
An optional sofa bed (for 1 (one) additional Guest) is available in the Living room. If required, please request the sofa bed at the time of booking or at least 48 hours before arrival so that additional bedding/linen can be arranged. Please note, that there is a required charge of £30 for this additional bedding/linen.
For stays longer than 14 days there will be linen changes required (on the 14th day, 28th day 42nd day etc).
When leaving the property please make sure you turn off all lights and any appliances used. Please also close all windows and lock the doors. Please note there is a £100 charge for lost keys due to required lock replacement, so please be careful with them.
