Our home is a one of a kind French inspired Country Estate with all the upgrades. Beautiful finishes at every turn, Wolf and SubZero appliances, gorgeous hardwood and tile floors. Marble mosaic inlays that were originally meant for the Bellagio Hotel in Las Vegas are just some of the details. As you approach the home through the winding private drive, the Villa emerges through a small copse of Aspen and Spruce Pine Trees. Enter through the large custom wooden front door into a beautiful parlor with vaulted wood beamed ceilings, an enormous fireplace and dramatic views onto the back deck of Heber Valley. Off the parlor is the main master suite with a luxurious king bed, fireplace, more views and a huge ensuite master bathroom with steam shower and jetted tub.
Also on the main floor is a large Chef's kitchen with pot filler, vegitable sink, Wolf range, SubZero refrigerator and many more upgrades, not to mention the beautiful cabinetry found througout the home. The dining room is something special. Bring the people that mean the most in your life and gather around the dining room table for the holidays or just because. This is just one of the rooms in this amazing property that will create memories that last. The kitchen has a large island that looks out over a comfortable family room with smart TV, fireplace and access to the upper patio area. Just beyond the family room is the executive office suite with gorgeous marble floors, fireplace, comfortable chase lounge chair and desk with more incredible views of the valley. There are two laundry areas, one on the main floor next to the half bath complete with butlers pantry and large laundry room. The second laundry area is a stacked unit upstairs in the hallway leading to the upstairs guest bedrooms.
Climb the beautiful stairway to the 2nd floor to find two guest suites, the first is a cozy room with cute dormer windows, a comfy queen bed and beautiful full ensuite bathroom. continue down the hallway to find a large guest bathroom along side the 2nd guest suite with a full/full bunk bed and a small balcony area.
Heading downstairs to the lower level you will find a number of the Villa's most surprising features beginning with a large three level theatre room with ceiling mounted projector, large leather theatre seats and sound system. Next to the theatre you will find a beautiful wroght iron arched doorway that opens to a modest wine cellar room with a lovely chandalier. One of two wet bars can be found on this level next to another large gorgeous bathroom as well as a super fun "Bunk Closet" with custom built twin / twin bunks each with its own cute wall sconce lighting. The wet bar looks out onto a gaming and sitting room with foosball table and a small library. French doors lead from the game area to the lower patio with a new outdoor sauna and firepit. Last is another large beautifully appointed king bedroom with large fireplace, sitting area and french doors out to the lower fire pit and lawns.
The upper patio accessed via the kitchen, office and master bedroom has a small covered deck area with celing fans to cool off in the summer. The patio continues out past the covered deck to include a large courtyard with patio seating and firepit. Beyond the courtyard are the upper lawns which look out over beautiful Heber Valley. The new LDS Temple grounds are visible from this vantage as you look out over the Eastern reaches of the valley. The lawns lead down to a large fenced in vegitable garden and the lower lawns and deck. The lower patio area off the game room and downstairs master suite boast the outdoor sauna, a 2nd seating area with fire pit and more amazing views. Previous guests have enjoyed the lower patio as an outdoor yoga space.
Heber Valley is still an important agricultural zone. Criss-crossed by numerous irrigation canals, the propery has one of these canals running right along side the private drive and just below the lower lawns. Local Heber residents can be found innertubing these canals like a lazy river in the summer months. The canal is approximately 3' deep.

Smart Locks grant entrance into the home via the front door and a side entrance just off the kitchen area. This side door has an outdoor ski / snowboard rack for your winter gear, please do not bring skis or boards into the home.
Your hosts are Jeff and Marcie, owners of Key & Memory Vacation Rentals based in Heber City Utah. Jeff and Marcie are close by and will provide concierge service for your stay. Please do not hesitate to ask any question or make any request, if we can accomodate we will.
The garage area is not available to guests. All parking for the Villa is outdoor and uncovered. If you have an EV, there is a 220V recepticle in the garage that we can help you connect with to charge your car during your stay.
The home is accessed via a long private drive. There is also a full size guest house called the Hilltop Cottage (a separate 2br, 2ba vacation rental listing) that is over 300 yards away from the Villa. Both the Cottage and the Villa share the same private drive. The Cottage is the first structure you will come across as you make you way up the private drive. Cottage guests are instructed to restrict their activities to the property immediately surrounding their space and not to block the private drive at any time. We ask that you provide the same courtesy to any guests staying at the Cottage while you are at the Villa.
Upon booking the Villa, you will begin to receive messaging from us with important information about your stay, the home and details to ensure a smooth check in. Included in those details will be driving directions. IMPORTANT: ONLINE MAP PROGRAMS WILL GET YOU LOST, PLEASE USE THE ARRIVAL INSTRUCTIONS AND DIRECTIONS WE PROVIDE THE MORNING OF YOUR ARRIVAL TO FIND THE HOME. We have installed sevaral lighted posts with signs as you approach the home to assist once you locate the private drive.
SPECIAL NOTES:
- Internet Access is provided via a Starlink System. Please do not tamper with the Starlink Satalite at any time.
- During winter months, our grounds crew will provide snow plow services up the private drive and immediately surrounding the home. While the hills and approaches to the home are not steep, we encourage you to choose a 4WD or AWD vehicle to ensure a safe arrival.
- Additinoally, you may need to perform basic snow shoveling on the walkways or patio areas during your stay. Snow shovels will be provided for you. Please do your best not to walk over freshly fallen snow if you can avoid it as it will convert to ice quickly. Use the snow shovels to clear any snow in your path if you need to move about outside before our snow removal crew makes it to the Villa.
The villa is part of a semi-rural development adjacent to downtown Heber City. While our neighbors are 100's of yards away, we ask that you respect thier privacy as they will respect yours.
