Heath, safety, and wellbeing of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
This is our rental agreement that you accept upon reserving:
●Two dogs maximum.
●No shoes inside the home.
● No eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.
● No smoking on the property. Cigarette butts must be disposed of in the ashtray provided on the front
patio. An additional fee to remove stains/odors from cigarettes will apply.
● Pick up all trash before departing. Place all garbage in an outside trash can.
● Report any damages and/or breakages within 24 hours of occurrence. Damages exceeding the security deposit amount must be paid by guests and will be reported to Airbnb.
● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to
departure.
● Do not open the windows. This is due to the extra security measures we have installed.
●If there is a W/D available then the Washer/dryer is available for 1+ week stays ONLY. Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if
units are damaged due to improper use.
● Do not open the back unit in the backyard.
● The storage room is to remain closed at all times.
● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’
discretion and inspection to consume these items if they wish. The host does not take any responsibility
for the consumables.
● Turn off all lights and games when not in use
● Keep temp between 68F-75F
● Do not throw basket balls with hard force or in the direct of TVs
● Please do not rearrange the furniture.
● If guests are found to have had a party without host permission which results in additional cleaning or maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate
event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.

This beautiful, spacious 4 bedroom, 2 bath home has a fully furnished gourmet kitchen with all new appliances and granite countertops, two king size primary rooms, and 2 queen size rooms, and an additional sofa sleeper. There are several separate seating areas, breakfast bar and dining table that seats 8. Catch up on your favorite shows on a 65” smart (Roku) 4K TV by logging onto your personal Netflix, Amazon or any other streaming services (we do not provide any content). Complete your day sitting in a rocking chair on the veranda, cooled by the ceiling fans, enjoying a drink while watching the sunset.
This listing is for the primary home on the property. All units share a 7,200 sq ft. common area. Feel free to enjoy this enclosed, outdoor area, by going for a swim, sunbathe by the pool on the chaise loungers, relax by the koi pond and waterfall, sit on the queen-size-bed swing under the breeze of a ceiling fan, or enjoy a drink in the bar while watching the 60” tv or listening to your favorite music! You also have access to an infrared sauna, an 8-person hot tub, covered patio seating, and an outdoor kitchen, with our 5 different grills (charcoal, wood burning brick oven, or propane). We have an indoor complimentary coffee bar with individual seating areas that is accessible at all times for a quiet place to have a cup of coffee while reading a book from our lending library. There is also a large area for your dog, clean up bags are provided.
