You accept full responsibility for any bodily injury arising from swimming, biking, hiking, boating and use of kayaks and hold owner harmless. You understand there are potential dangers that swimming, hiking, biking, and boating and the use of kayaks may present to children who are not carefully supervised, as well as the danger to any person swimming, hiking, biking, boating, or using the kayaks if a person has health risks, or if a person swims, hikes, bikes, boats, or uses the kayaks while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming, hiking, biking, boating or using the kayaks. All Airbnb Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Airbnb Guests and Airbnb Host.

Quiet Times
We are in a residential community home to many people. As such we ask that you respect their privacy and their right to a peace and quiet. Specifically, between the hours of 10pm and 8am noise should be kept to a minimum.
Additional guests:
Please make sure your guest count is accurate when booking. Adding additional unexpected guests after booking will result in an extra $75 per person, per night.
More than 5 guests: Any additional guests requested at the time of booking will result in and extra guest fee depending on the total cost of booking.
Breakages
We understand that sometimes accidents happen! Should you break anything please let us know immediately. If it's a larger issue (e.g. the TV screen, appliances) we would like to agree the cost with you before you leave to avoid any issues later. Likewise, if you check-in an find any damage within your first hour, let us know so you will not be held.
Damage Deposit
We require an $100 damage deposit at the time of booking in the event that there are any damages to the home. You will receive the deposit back after we find the home in the condition that it was left to you.
Smoking Policy
This is smoke-free home, including the backyard and balcony area. No smoking of any kind, including vaping and marijuana, is permitted. Failure to comply will force us to pass along increased cleaning costs and note the infraction in your guest reviews.
Charcoal grill:
Please do not move the grill or grill next to the home. If you choose to use the grill you will have to provide your own charcoal. Kindly clean the grill with brush in the top kitchen drawer after each use and dispose of any charcoal in a garbage bag.
Refrigerator:
The refrigerator is not connected to a water line therefore the ice and water machine are not functioning. There is a Wawa up the block if ice is needed.
Pet Policy
We understand the importance of pets to your family however we are a pet free home.
Never pour grease down the drain. Pour grease into a container and dispose of it as solid waste.
Scrape food waste into the garbage, not down the drain.
Waste and toilet paper are the only thing that should go into the toilet.
Place baby wipes in the garbage.
Report any drain issues to the landlord as soon as possible
If you would like to sit outside we have the cushions in a storage bin under the deck so they don’t fly away.
The sliding doors are a little tricky to lock. When closing the sliding door, hold the lever in the middle position so that the latch is extended. Close door while holding lever, then pull down on the lever when the door is closed. If you are unable to lock the door, please make sure the wooden block is secured on the track.
If you need access to the hose, the valve is located in the garage. The garage door opener is located in the top drawer under the coffee machine next to the oven. The hose is under the deck.
Check in is after 3 pm, check out is before 11 am.
Please note we have video surveillance cameras on the outside of the property only, facing the front door, garage and backyard.
