Drive up to the tall, wrought iron gates and enter the gravel driveway. Ahead is the Old Rectory, an imposing manor house, while to the right is the manor house's original coach house, cleverly renovated and converted into a beautifully stylish Cotswold holiday home.
The original Coach House has been transformed by the current owners into a luxury three-bedroom Cotswold holiday home, with a small west-facing garden and patio to the front - a great place to sit and enjoy the outstanding view down to the Vale of Evesham and stunning sunsets. To the rear is a secluded and private patio with an outdoor heated pool, available for guests to use between June 1st and September 30 (from 10am-8pm).
The owners have spared no expense in converting the Coach House into a luxury Cotswold holiday let, combining character features with state-of-the-art facilities and amenities. The vaulted ceilings, majestic beams, an open log fire, polished Cotswold stone flooring with underfloor heating, sit perfectly with the Smart TVs, sound system, and contemporary kitchen. The Coach House has a large open plan dining-living-kitchen area and a large sitting room, both with smart TVs, making it ideal for entertaining younger and older guests. Every detail has been thought of in the three spacious double rooms (1 super-king (can be twin), 1 ensuite king and 1 ensuite twin), so that guests can relax and enjoy their stay.
Ground Floor
Entrance Hall:
The main entrance into the Coach House is through the "garage" door to the left of the property. As you open the door, lights will come on and guide you to the covered walkway that runs along beside the swimming pool and patio. Turn right and head through the arched oak door through to the open-plan living-dining area, with polished limestone floors throughout.
Living/Dining Room:
As soon as you open the arched hallway door you will be amazed by the space and style of the Coach House's open plan area, with its vaulted ceiling and French doors opening on to the patio and swimming pool. Look up, and you will see the mezzanine entrance to the bedrooms at either end of this superb room.
The dining area has a large rectangular wooden table to comfortably seat six, while the adjacent Living Area has a two-seater sofa and two comfy armchairs, plus a smart TV, Xbox 360 with games, DVD player and retro travel chest coffee table.
Kitchen:
At the far end of the open plan area is the fully equipped kitchen, with an oak preparation/breakfast bar to seat three. The kitchen has everything guests would need to self-cater for six guests, including hob, oven, dishwasher, microwave, coffee maker, crockery, glassware, silverware, and bakeware. Utility Room/Cloakroom:
Behind the Kitchen is a large Utility Room with a double sink, washer, dryer, ironing facilities, and storage cupboards, it's also where the fuse board, thermostat, and spare charcoal is stored. The Utility Room has a back door leading out to the patio and swimming pool.
Alongside the Utility Room is a W.C with lots of clothes hooks - handy for hanging damp towels that come in from the pool.
Bedroom Two:
This pretty downstairs bedroom features a huge, studded, oak door - the original coaching house doorway that leads through to the Sitting Room (door can be locked on both sides), and French windows (with curtains for privacy) that open out to the front patio and small garden area. This bedroom sleeps two guests in a super-king size double bed (can be made up as a twin room on request) and has bedside tables with reading lamps. This bedroom also has a smart TV on a retractable arm (can be viewed in bed) and a large walk-in wardrobe. There is plenty of room to set up a travel cot should guests need to.
Downstairs Cloakroom:
A second separate W.C. with washbasin and vanity unit sits between the Living Area and Sitting Room and is perfectly positioned for guests in Bedroom 2.
Sitting Room:
The superb Sitting Room is beautifully furnished with two 3-seater, leather sofas, an armchair and a cushioned bench (where the games are stored). There is an open fireplace, a coffee table with a selection of magazines and books and a cupboard cleverly concealing a desk with a lamp. French doors open out on to the front patio and garden area. With its 85" smart TV, this room is ideal for screening a film for all to enjoy. The feature oak door leads though to Bedroom 2.
First Floor
The two upstairs bedrooms are reached by separate staircases, one at either end of the open plan Living/Dining Area:
Bedroom One:
Head up the wooden staircase (with handrail) to the sumptuous ensuite Master Bedroom, featuring a king-size double bed, thick oak beams (mind your head if you're tall when you head to the ensuite!) and wooden flooring with a large soft rug. This lovely ensuite bedroom is dual aspect, looking out over the pool and open fields and is furnished with bedside tables and reading lamps, a large chest of drawers, an armchair and footstool and a walk-in wardrobe with hanging space and shelves. (This bedroom is heated via a radiator with thermostat control.)
Ensuite to Bedroom One:
This ensuite features a full-size bath with over-bath shower, washbasin, and vanity unit, with mirror and heated towel rail.
Bedroom Three:
Head through the oak door into the small hallway off the Living/Dining Area, which also leads to Bedroom 2. Here you'll find the spiral, stone staircase that leads up to Bedroom 3, the ensuite twin bedroom:
This delightful bedroom features a vaulted ceiling and exposed beams and a wide windowsill where you can sit and look at the stunning view over to the Vale of Evesham. The bedroom is furnished with two single beds on Victorian-style bed frames, with a shared bedside table and reading lamp, a dressing table with a makeup mirror and lamp, an antique chest of drawers, and a comfy armchair.
Ensuite to Bedroom Three:
This ensuite features a walk-in shower, washbasin with a large vanity unit, over-sink mirror, and heated towel rail.
Outside
The Coach House has a small west-facing garden and patio to the front - a great place to sit and enjoy the outstanding view down to the Vale of Evesham and stunning sunsets. To the rear, the coach house opens onto a secluded patio adjacent to the pool with additional seating. The shared outdoor heated pool is available for guests to use between June 1st and September 30 (from 10 am-8 pm). The gravelled driveway provides plenty of parking space for three cars.
